This property is situated in the small and quiet village of the 'Reis Magos', known for its calm and pebble beach, much appreciated by locals and tourists. The apartment stands out for its comfort and simplicity. With two bedrooms (one with a double bed and the other with two single beds), a living room and two full bathrooms, the house receives a maximum of 4 people. On the balcony, you will be able to catch your daily dose of Vitamin D, with a fantastic and relaxing view of the Atlantic Ocean. It has all the amenities to make your holidays calm and relaxing! AREA The ‘Reis Magos’ area is known for its tranquility and beautiful promenade, which connects in perfect harmony the sea and the land. The building is situated five hundred meters from this fantastic promenade, ideal for a walk in the summer evenings and winter afternoons or to go to the beach during the hottest days. You will also find within walking distance plenty of bars and restaurants where you can indulge in our delicious gastronomy or in international cuisine. In addition to the nearby options, in Caniço (five minutes by car) you will find a greater variety of restaurants, a pharmacy, and a shopping centre with a medium-sized supermarket. PROPERTY RULES To ensure a pleasant stay for everyone, we ask that you observe a few simple rules. • Smoking is not permitted inside the property. A fine of €300 will be charged for non-compliance. • Parties or events are not permitted. • Pets are not permitted. • Please be considerate of your neighbours and keep noise levels down, especially at night. The property may be equipped with a smart sensor (Minut) that monitors noise, smoke and temperature levels, solely for safety reasons. This system does not record conversations or collect personal data. Should abnormal levels be detected, a member of our team may contact you. You are not permitted to disable, cover or tamper this or any other equipment installed on the property. In accordance with Portuguese law, all guests must present valid identification for registration purposes. Municipal tourist tax (when applicable): €2.00 per person/night for guests aged 13 and above, up to a maximum of 7 nights (€14.00 per person per stay). A payment link will be sent prior to arrival. Check-in must be scheduled in advance. If it is not arranged at least 48 hours beforehand, check-in will be subject to our team’s availability. Check-in: from 16:00 | Check-out: by 12:00 Early check-in and late check-out are subject to availability and an additional charge. By confirming your reservation, all guests agree to our house rules and accommodation conditions. OTHER NOTES All bed linen and towels are provided. We can also provide, free of charge, a baby travel crib, high chair and baby bath upon request before check-in. Requests made less than 48 hours before arrival may be subject to an additional fee. All properties are equipped with a first aid kit, fire extinguishers and a fire blanket. For stays of 8 nights or more, a mid-stay service is provided, including the replenishment of bed linen, towels and consumables only. This service is not included for shorter stays. Additional cleaning services during your stay are available on request at an extra charge.
